Move Out Cleaning Checklist for Florida Renters: Protect Your Deposit

The move out cleaning checklist landlords actually inspect, room by room, for renters in Sarasota and Bradenton.

Moving out is stressful enough without wondering how much of your security deposit you will get back. In our experience cleaning rentals across Sarasota and Bradenton, most deposit deductions come from the same short list of spots: inside the oven, inside the fridge, bathroom build up, and dirty baseboards and walls. All of them are avoidable.

Use this move out cleaning checklist to go through the home the way a landlord or property manager will. If you are short on time, our team handles move out cleaning in Sarasota and move out cleaning in Bradenton so you can focus on the move itself.

How the deposit timeline works in Florida

Under Florida law (Section 83.49 of the Florida Statutes), once you move out the landlord has 15 days to return your full deposit, or 30 days to send written notice by certified mail if they plan to keep part of it. You then have 15 days to object in writing. In short, the condition of the home on move out day is what gets judged. This is general information, not legal advice, so check your lease for anything specific to your rental.

Before you start cleaning

  • Clean after the furniture is out. Movers drag dirt in and expose dust that was hiding under beds and sofas.
  • Read your lease. Some leases require professional carpet cleaning or specific items like replacing AC filters.
  • Find your move in photos. Compare them to the current condition so you know what is normal wear and what needs attention.
  • Keep the power and water on until the cleaning is done.

The move out cleaning checklist

Kitchen (where most deductions happen)

  • Inside the oven, racks and the oven door glass.
  • Inside the fridge and freezer, including drawers and door seals. Pull the fridge out if you can and clean the floor behind it.
  • Inside and outside of every cabinet and drawer.
  • Range hood and filter, which collects grease fast.
  • Microwave inside and out, dishwasher filter and door edges.
  • Sink, faucet and backsplash. Our post on cleaning stainless steel without streaks helps with appliances.

Bathrooms

  • Toilet inside, outside and around the base.
  • Tub, shower walls, grout and glass doors. Hard water spots are common in our area.
  • Inside vanity cabinets and drawers.
  • Mirrors, light fixtures and exhaust fan cover.

Every room

  • Baseboards, door frames and doors, including fingerprints around handles.
  • Light switches and outlet covers.
  • Window sills, tracks and blinds.
  • Ceiling fans and AC vents.
  • Closet shelves and floors.
  • Floors vacuumed and mopped, edges included.

Florida extras

  • Lanai floor and sliding door tracks, where sand and pollen settle.
  • Garage floor swept and any oil spots treated.
  • Any sign of mildew in closets or on bathroom ceilings, cleaned before the walkthrough.

Common move out myths

A quick wipe is not enough, and “the landlord will repaint anyway” does not cover dirty walls. We break down the most expensive misunderstandings in move out cleaning myths that could cost you your deposit.

DIY or hire a move out cleaning?

A two bedroom apartment cleaned to move out standard takes most people a full day, often after a day of moving. Hiring a team makes sense when the move date is tight, the home is large, or you are moving from out of town. Our move in and move out cleaning covers inside cabinets and appliances, the spots landlords check first. Moving into a new place instead? The same checklist works before you unpack.
